Airbnb vs direct bookings: what Tobago villa owners should know

Published 14 October 2026

Most Tobago villas get most of their bookings through Airbnb. It's easy to start with, it brings international guests, and it handles payments. But every booking carries a platform fee, and depending on a single platform carries real risk. This guide compares Airbnb and direct bookings honestly, using channel data from our own portfolio.

Real Estate Transformation runs its own portfolio of Tobago villas listed on Airbnb, Booking.com and Vrbo, and directly on tobago.villas.

Our channel mix

Two figures from our own Tobago portfolio:

  • At least 68% occupancy across the portfolio (Oct 2025–Sep 2026). Owner and maintenance blocks count as empty nights, so the share of sellable nights booked was a little higher.
  • Nightly rates up 24–27% in 12 months (Oct 2025–Sep 2026).

Over the same period occupancy dipped slightly while rates rose. We'd rather earn more per night than discount to fill every gap.

Part of our business comes direct and the rest through the platforms. That mix is deliberate: we use platforms for reach and direct bookings for margin.

What Airbnb does well

  • Reach. Airbnb puts your villa in front of guests worldwide who might never find a standalone website.
  • Trust. Guests trust its reviews, payments and protections.
  • Simple payments. Airbnb collects payment and pays out to the host.
  • Fast start. A new villa can take its first bookings quickly.

What Airbnb costs you

  • Fees. Airbnb takes a host fee from each booking, and guests often pay a service fee on top, which makes your villa look more expensive than its nightly rate.
  • Control. Airbnb sets the rules on cancellations, guest communication and disputes, and can change its algorithm or policies at any time.
  • Guest relationship. It limits how you can contact guests outside the platform, which makes repeat bookings harder to build.
  • Concentration risk. If your listing is suspended or drops in search, your income can fall overnight.

What direct bookings do well

  • No platform commission, so more of each booking reaches the owner.
  • Repeat guests. You keep the relationship, so returning families and groups can book with you again.
  • Flexibility. You can set your own terms, offer packages and add extras such as airport transfers, chefs and boat days.
  • Resilience. A direct channel protects you if a platform changes its rules.

What direct bookings need

Direct bookings don't happen by themselves. They need:

  • A credible website with secure payments, accurate availability and good photos.
  • Search visibility, so guests find you on Google.
  • A way to welcome back past guests.
  • Clear terms on deposits, cancellations and damage.
  • Someone to answer enquiries quickly.

That's a lot for one villa to build alone, which is why we run direct bookings across a whole portfolio through tobago.villas.

The answer for most owners is both

For most Tobago villas the best approach isn't Airbnb or direct, but both:

  1. Use Airbnb, Booking.com and Vrbo for reach, especially for a new villa that needs reviews.
  2. Build direct bookings over time from repeat guests, referrals and search.
  3. Keep rates consistent across channels so you don't undercut yourself.
  4. Price by season and demand, rather than discounting to fill gaps.

Our nightly rates rose 24–27% in 12 months (Oct 2025–Sep 2026) while occupancy dipped slightly. Moving more nights to direct bookings is one of the few ways to raise owner income without raising prices again.

A simple test for your own villa

Look at your bookings over the past year and ask three questions. What share of nights came through each platform? How much did you pay in platform fees in total? And how many of those guests could have booked with you directly next time, if you'd had a way to reach them? If almost everything comes through one platform and you have no way to contact past guests, building a direct channel is likely your biggest opportunity.

Pricing across channels

Keep your pricing consistent and fair across every channel, so guests never find a better deal for the same dates elsewhere and you never end up absorbing platform fees without realising it. Give past guests good reasons to come back, such as a warm welcome and first choice of popular dates, rather than relying on discounts.

What to watch out for

  • Relying entirely on one platform for income.
  • Taking direct bookings without clear written terms on deposits and cancellations.
  • Calendars that aren't kept in step across channels, which leads to double bookings.
  • Treating direct bookings as a side project rather than part of the plan.

FAQs

Is Airbnb or direct booking better for a Tobago villa?

Most owners do best with both: platforms for reach and reviews, and direct bookings for margin and repeat guests.

How much of a Tobago villa's business can come direct?

In our own portfolio, direct bookings are a meaningful share of nights, built from repeat guests, referrals and search.

Do direct bookings avoid Airbnb fees?

Yes. Direct bookings carry no platform commission, although they need a website, payment processing and marketing.

Can I list my villa on Airbnb and my own site at the same time?

Yes, as long as your calendars are synced to prevent double bookings and your rates are consistent across channels.

How do I start getting direct bookings?

Start with repeat guests and referrals, then build search visibility. Listing on a direct-booking site like tobago.villas through a manager is the fastest route.
